# Calculators

> Free financial simulators for Portugal: income tax, net salary, property transfer tax, mortgage and more.

guito's **Calculators** simulate financial scenarios — income tax, net salary, the tax due when buying or selling a home — and results update as you adjust the inputs.

## Available calculators

### Taxes

* **Income tax (IRS) simulator** — estimate your annual income tax.
* **Net salary** — work out your take-home pay from a gross salary.
* **Property transfer tax (IMT)** — the tax due when buying a home.
* **Municipal property tax (IMI)** — the annual property tax.
* **Property capital gains** — the tax on selling a home.
* **Self-employed (recibos verdes)** — taxes and contributions on self-employment income.

### Housing

* **Mortgage payment** — your monthly instalment.
* **Euribor impact** — how a rate change affects your payment.
* **Cost of buying a home** — the upfront costs of a purchase.
* **Rent vs buy** — compare renting against buying.
* **Mortgage transfer** — compare your current instalment with another bank's.
* **Property value estimator** — estimate market value from floor area and municipality.
* **Rental yield** — the annual return from renting out a property, after income tax on the rent.

### Personal finance

* **Debt-to-income ratio** — how much of your income goes toward debt payments.
* **Unemployment benefit** — your estimated benefit.
* **Opportunity cost** — what an expense could be worth if invested instead.
* **Investor profile** — gauge your risk profile.
* **Expenses calculator** — see where your monthly budget goes.
* **Energy comparison** — compare electricity and gas offers. The supplier list follows ERSE's catalogue: suppliers that leave the market stop appearing, and the regulated gas market shows up once, as **Comercializador de Último Recurso**.

Go to **Calculators** (/calculators) in the sidebar, pick the calculator you need and enter the values for the scenario you want to simulate.
